What is LOI Machine?
LOI Machine is an automated system that helps you generate, customize, and send hundreds of real estate offer letters (LOIs) to agents in minutes — all from a simple Google Sheet.
Do I need any technical experience to use it?
Nope! If you can upload a CSV file and click a button in Google Sheets, you’re ready to use LOI Machine. Everything else is automated.
Where do I get the data to upload?
You can pull property data directly from the MLS using your agent login or a third-party tool like Privy or PropStream. Export it as a CSV and drop it into the LOI Machine sheet.
What’s included in the offers?
Each LOI includes:
- A cash offer (based on your selected percentage of asking price)
- Seller finance offer
- Your custom branding and contact info
All offers are formatted into ready-to-send PDFs.
Where do the PDFs go after they’re created?
They get automatically saved to your Google Drive in a folder organized by date — each LOI labeled by property address and ready to send or review.
How does the email feature work?
Once LOIs are generated, you hit “Send” and LOI Machine will email each agent individually with their property’s custom offer attached as a PDF.
What if a property doesn’t have an email?
LOI Machine will flag it for you in the Delivery Status column, so you can follow up manually or skip it.
